We handle listing creation and SEO optimization, multi-platform distribution (Airbnb, VRBO, Expedia, Google Vacation Homes, the HostPro Tenant Database, HostPro Direct Site, local FB groups, ShoreSummerRentals.com & RentingWildwood.com), dynamic pricing and calendar management, all guest communication, best-effort guest screening, house rules enforcement, turnover scheduling with your cleaner, repeated quality-control inspections with photo and video documentation, damage reporting, and platform damage-claim filing.

Is HostPro a property manager?

Accepted Answer

No. HostPro is a co-host, not a traditional property manager or asset manager. We drive bookings, run guest operations, and document property condition. You retain ownership-level decisions, capital improvements, and long-term investment strategy, and you hire and pay your own cleaning and maintenance vendors directly.

We manage properties across the Jersey Shore, including Wildwood, Wildwood Crest, North Wildwood, West Wildwood, Cape May, Ocean City, Avalon, Stone Harbor, Sea Isle City, Long Beach Island (LBI), Brigantine, Strathmere, and Villas.

Do you only manage Airbnb properties?

Accepted Answer

No. Airbnb is a major channel, but we also distribute across VRBO, Expedia, Google Vacation Homes, the HostPro Tenant Database, HostPro Direct Site, local FB groups, ShoreSummerRentals.com & RentingWildwood.com — where we also monitor and respond to booking leads.

How much does HostPro charge?

Our co-hosting fee is 15% of base booking revenue per booking, earned when the guest checks in. Base booking revenue means your agreed base rental rate plus mandatory guest fees, excluding taxes and channel fees. If you cancel, any booking we already secured for a future date remains subject to a 7.5% procuring-cause fee.

Do you hold my rental income?

Accepted Answer

No. HostPro never collects or holds rental income. Guest payments go directly to you through the booking platforms and your own payout accounts. We invoice you bi-weekly — on or about the 1st and 15th of each month — for co-hosting fees and any out-of-scope service time. Invoices are payable by Venmo, ACH, or Zelle, and payments more than three business days late incur a $50 flat late fee.

What do owners pay for directly?

Owners pay directly for professional listing photography (required), cleaning and turnovers, linens, consumables and restocking, repairs and maintenance, inventory and supply items, optional third-party trash and turnover waste service, and any third-party listing service fees. HostPro does not front, mark up, or pass through these costs.

What is the $30/hour out-of-scope fee?

Some owner-requested tasks fall outside normal co-hosting — waiting on-site for deliveries, meeting technicians or inspectors outside a scheduled service, preparing the property for your own stay, or sourcing and overseeing owner-requested upgrades. Those are billed at $30 per hour with a one-hour minimum, then in 30-minute increments, for our staff time only. Any parts or contractor costs remain your direct expense.

Why do prices differ between channels?

Every platform, listing service, and brokerage charges different fees. We apply channel-specific markups so your agreed base rate stays whole regardless of where the guest books. Markups offset channel fees only — they are not part of base booking revenue, and our 15% fee is calculated on your base rate.

How do you price my Jersey Shore rental?

Accepted Answer

We manage pricing dynamically against local demand, seasonality, events, and occupancy trends, with your agreed base rate as the reference point for your economics. Peak weeks are protected and shoulder dates are worked aggressively.

Question 11

What is the weekly prime season and flex booking model?

Accepted Answer

The roughly ten peak summer weeks are marketed weekly with a seven-night minimum stay to protect rate and turnover consistency. If a prime week is still unbooked within 45 days of arrival, we open the calendar to shorter stays, stepping the minimum down as low as two nights based on arrival day and current demand. We set and adjust minimum stays under this model, so please coordinate with us before changing them.

Do you discount last-minute dates?

Accepted Answer

Yes. We apply graduated last-minute discounts that increase as the arrival date nears, always staying at or above any pricing floor we've agreed with you. You can provide your own preferred discount rules, or opt out in writing at any time.

Can guests book directly with HostPro instead of through Airbnb?

Accepted Answer

Yes. We operate a direct booking website where guests can view properties, check availability, and book directly. This reduces platform fees for guests and builds your repeat-guest database.

Question 14

How do cleaning and turnovers work?

Accepted Answer

You hire, schedule with, and pay your preferred cleaning vendor directly. HostPro coordinates turnover timing and communicates quality standards, then verifies results through inspections. We don't employ, supervise as our own, or pay the cleaning crew.

Question 15

Who handles maintenance and repairs?

Accepted Answer

You do. HostPro documents and reports issues with photos and video, and we can refer trusted local handymen, HVAC, plumbing, electrical, pest control, and landscaping vendors — but we do not hire, dispatch, coordinate, or pay maintenance vendors on your behalf.

What happens if a guest damages my property?

Accepted Answer

We document the damage, hold guests accountable, and file and manage claims through platform host protection programs like Airbnb's AirCover for Hosts and VRBO's host/damage protection. HostPro does not insure your property, and we strongly recommend carrying a short-term-rental-specific insurance policy in addition to platform coverage.

Question 17

Who is responsible for licenses and taxes?

Accepted Answer

The owner is. Zoning and STR legality, municipal registrations and permits, HOA or condo compliance, property taxes, occupancy taxes not collected by a platform, and income taxes are all owner responsibilities. We can assist administratively but can't assume compliance liability.

How do I get started with HostPro?

Accepted Answer

Start with a free revenue estimate. We'll assess your property, review your goals, and present a clear plan. From there we move into onboarding, professional photography scheduling, listing optimization, and a coordinated launch across every channel.

Question 19

Is there a contract term or lock-in?

Accepted Answer

No fixed term. Our agreement continues until cancelled, and either party can cancel — or you can remove an individual property — at any time with written notice. Email is valid and electronic signatures are accepted. Bookings we secured before cancellation that occur afterward remain subject to a 7.5% procuring-cause fee.

How do I see how my property is performing?

Accepted Answer

Your reservation financials live directly on the booking platforms and in your payout accounts, so you always have real-time numbers. HostPro keeps you updated on bookings, guest feedback, inspection findings, and property condition, and you have direct access to our team plus emergency and non-emergency contact lines.

Question 21

Can I still rent my property myself?

Accepted Answer

You may independently host stays of 30 days or longer on other platforms, as long as they don't conflict with a HostPro-managed reservation and you disclose them to us in advance. Short-term bookings during the term are managed bookings and shouldn't be taken off-platform.
